The UK’s second-tallest residential tower could be built in Vauxhall, as part of a development on the last remaining large plot of undeveloped land near Vauxhall station.

With 68 floors and standing 230.5 meters AOD, the new tower would be a shade shorter than the 78 floors 239 metre tall Landmark Pinnacle tower in Canary Wharf. As you might have guessed from the numbers, the new tower, to be built in Vauxhall Square, although only slightly lower in height, has far fewer floors, as the flats will have much higher ceilings.
The overall site could include a 16-storey hotel, a 60-storey high rental-only tower, a 60-storey co-living residential tower, a 19-storey tower for social rented flats and a 44-storey student accommodation.
The towers would run around the outside of the development site, leaving the centre open for a public park.
A low-level cinema or other community-use building would sit near two of the buildings, and the site would include a health centre with space for GP and community care services. They note in the planning application that the NHS might not want the site, in which case they would find a suitable alternative use for it.
Overall, the proposals will deliver up to 1,097 new homes across a mix of residential types, tenures and unit sizes, which the developer says would create a “balanced residential community” capable of accommodating a population of approximately 3,000 people.
Considering how many other towers have gone up in the Vauxhall area in recent years, what would be classed as a major development anywhere else is here almost modest in size.
