Described by estate agents as “a shell” and “the ultimate blank canvas,” the property in Temple Fortune Lane has a front façade – but the back is flooded with natural light due to being open to the elements.

It’s up for sale with Moreland, who say the complete rebuild is a “development opportunity” with planning consent to turn it into a family home with four bedrooms and three bathrooms.

“The true value lies in the substantial and well-considered planning consent already in place, which dramatically reduces the timeline to start construction.”

Planning permission includes a single-story rear extension with a new bay window, a rooflight on the side to let light into the property, a roof extension, and the replacement of an existing shed.

Once completed, Moreland says: “The design facilitates a modern, high-specification four-bedroom, three-bathroom layout – a configuration highly desirable for the local family market.

“This is more than a refurbishment; it is a full-scale rebuild that allows for complete control over the final design, fixtures and fittings.”

“Early viewing essential to understand the scope of the project.”

The house is near the conservation area of Hampstead Garden Suburb and good transports links and shops in Golders Green.

It’s also 0.3 miles from top performing girls grammar school Henrietta Barnett in the Suburb.

Moreland currently has a semi-detached four-bed property in Temple Fortune Lane on its books for £1.35m, while a five-bed home in Hampstead Way, Hampstead Garden Suburb is on sale for £1.495m and ready to move in.
